COMMERCIAL INSPECTION
Unlike a residential inspection where there is a limited number of rooms which have predefined functions, the electrical supply is single-phase, and the foundations are small, commercial properties can be all of this and much, much more! There is so much variation – small retail spaces, medical offices, restaurants, warehouses or even an auto mechanic shop with a hydraulic lift – all very different spaces.
The primary commercial inspection covers structural systems, heating and cooling systems, potable water systems, and black water systems at a minimum. The electrical supply can be 3-phase, which requires an electrician. The HVAC systems vary too, and dependent on the system type, a specialist might be required. But all commercial inspections share some commonalities.
In addition to the structural assessment of the foundation, walls, and roof each inspection will look at:

Walls and Windows
Hardstanding, Paths, Disabled Access and Parking
Each inspection will include an infrared scan of walls, ceilings, and floors, which will reveal water penetration and hot electrical cables. The inspector will test outlets on all branch circuits for voltage drops, incorrect wiring, and high ground impedance.
