PAY-AT-CLOSE

A FREE PAY-AT-CLOSE OPTION FOR THE HOME BUYER

 

The Pay-At-Close Program allows home buyers to pay for their home inspection at the time of closing instead of at time of service. Home buyers that are either reserving on-hand cash, or hesitant to put large purchases on a credit card the close is pending, now have a pay-later option to ensure a more comfortable home-buying experience. Pay-At-Close is an excellent option for home buyers limited on funds at time of inspection. This option provides the ability to add more ancillary services such as a Sewer Scope Inspection, Termite Inspection OR BOTH that is important for the home purchase. Pay-At Close makes an easier financial planning by having all home buying-related fees scheduled for payment on set date.

Inspection Process:

Depending on the age and square feet of the property, most inspections will take three hours on average to complete.

First Half: The first half of the inspection process starts outside the structure. The inspector will start by inspecting the exterior plumbing fixtures such as (water meter, water supply valve, water pressure and leaks), inspecting the exterior electric such as (electrical outlets, electric panels, exterior & interior), inspect the condition of the AC padding, AC units & refrigerant lines, inspect the walls for structural cracks & proper sealants at walls and windows, inspecting the roof covering for shingle damage and proper roof covering installation using a sky pole with a wireless camera. Inspect yard for proper drainage, sprinkler system for leaks and proper operation, and inspect garage interior for leaks and structural cracks and inspect garage doors for proper operation.

Second Half: The second half of the inspection will be the interior of the structure. The inspector will start by turning on the dishwasher and ovens to test for proper operation. For a thorough inspection, the inspector will begin the inspection process by starting at the front door and inspect counterclockwise back around to the front door. The same if the home has a second level. The inspector will inspect the doors and windows for proper operation and to look for any improper sealing and for moisture damage. All accessible electric outlets will be tested for proper connections and voltage load using a circuit analyzer. (Voltage Load Test Analysis). Inspect all interior plumbing fixtures for leaks, damages, and proper operation, inspect water heaters for leaks, gas leaks, and proper operation. Inspect walls and ceilings for any structural defects, improper sealants at trim, countertop, and bathroom tiles. Scan the interior walls and ceilings for any possible missing insulation and roof or plumbing leaks using an (Infrared Thermal Camera), inspect the flooring for tile cracks, wood flooring defects, and deflections. Inspect the condition of the Furnace and proper operation of Air Conditioning, HVAC system (temp drop survey) for heating & cooling performance, inspect the attic structure for any installation defects in the framing and proper installation of the insulation and roof leaks. Lastly, the inspector will survey the foundation using a (Zip Level) to determine if there are any foundation movement.

Sewer Scope Advisory For Warranty Inspections

It’s a good idea to add a Sewer Scope Inspection to your Warranty Inspection. Know the condition of your home’s sewer lines before your warranty ends. Most drain deficiencies for a new construction are obstructions such as construction debris, drywall, compound, wood, and trash. Offsets such as improper adhesive, careless backfilling, heavy equipment damage, and slopes & bellies such as improper installation, warping. The signs that you will notice if you have these deficiencies are sewer backup and slow drain. However, it may take years for that to occur. Thus, leaving you to pay for the builder’s mishap. Move-IN Rental Property Inspections

Each lease term should begin with a move-in inspection conducted by one of our inspectors for the property owners and the tenants. Move-in inspections document the condition of the property at the start of tenancy so that both the property owner & tenant will have a dated reference for any damage to the property, beyond normal wear and tear.

Move-OUT Rental Property Inspections

The move-out inspection is both the property owner’s and tenants’ opportunity to determine the overall condition of the property when the tenant(s) moves out. The move-out inspection should reference the move-in inspection paperwork (if applicable), and notes should be made about how the property compares to its condition at the start of the tenancy and what needs to be done in order to return the property to rent-ready condition, including repairs and cleaning.
